Silver Coast Jurassic Park

Firm from Caldas da Rainha wants to invest in Lourinhã

An Indian businessman, administrator of a real estate firm from Caldas da Rainha has proposed to establish a partnership with the town council of Lourinhã and to invest millions of euros in the construction of a Jurassic and Amusement Park, that will transform the town of Lourinhã in a huge centre of attention in the Silver Coast, (also known as West region) attracting more than 250 thousand visitors per year.

Two of the greatest world specialists in the development of theme parks, the British Simon Ody and Keith Gray, were in Lourinhã this past Friday, to study the intentions of the town council, in order to develop the construction project of an amusement park with mechanical dinosaurs and a hotel, in a total area of one hundred hectares, that will combine a Jurassic Park with an educational and research centre.

Although it was a visit of few hours, nevertheless it cost 40 thousand euros to the sponsoring firm that wants an innovative project. The investment is faced like a unique opportunity in the market, since there does not exist in Portugal anything even similar in the area of palaeontology neither in the area of a learning/enjoyment park for children with a dinosaur theme park background.


"The product that Lourinhã has/ represents is absolutely fantastic and is
lucrative. We intend to find a balance between the recreational and playful
component", affirmed Simon Ody.
For Simon Ody, one should venture on the
recreational side, so that "the first time visitors wish to return and
eventually stay for a weekend", in order to convert this investment into a
commercially valuable project."

In Keith Gray’s words, "the famous Spielberg movie (Jurassic Park) showed how popular this product can be and that it is possible to capitalize on it."
The theme park, with 87 acres, will include a museum with a garden where the existing flora of the dinosaur age (150 millions of years) will be recreated. All properties in the area are in prospect of huge valorisation, obviously presenting itself as another asset to a wise investment in the Silver Coast region.

Lourinhã is the center of one of the richest dinosaur’s fossils areas of the Jurássic age in the entire world in addition to being the area where palaeontologists discovered the so called Lourinhã Dinosaur, a carnivorous animal of 4.5 meters of length that lived there 150 millions of years ago. The history of this species to which the town lent his name, Lourinhanosaurus, is counted in the current Museum of Lourinhã.

This is an excellent way to buy a dream holiday home or an overseas investment property in the Silver Coast region of Portugal. This option of buying a piece of land and then designing and constructing a property will take more time and effort but not necessarily more money!

Things to know about buying a piece of land or a plot in Portugal

Urban Land - This is land that is qualified as either
  1. A built up area
  2. Land capable of development
  3. Land required to maintain an ecological balance with in an urban area

Agricultural or Rural Land – This is land that cannot be built on unless the piece of land in question is with in the PDM urbanisation plan. Rural land is divided into categories

  1. Forestry
  2. Natural spaces
  3. Cultural spaces

The PDM (Plano Director Municipal) - this is based on local development strategy as well as regional and national policy. It is a master plan for the district, and establishes the basic classification and qualification of land, construction densities in accordance with local infrastructures, present and future.


Land or Plot with Viability – This is urban land that has been given the permission to construct a property or properties with a designated amount of area for construction. This means that a project still has to be submitted to the local council by a licensed Portuguese architect and approved before any construction work can begin. The length of time for a project to be approved once it has been submitted by an architect is a minimum of 3 months.


Land or Plot with Project Approved – This is urban land with a project that has been submitted to the local council and has been approved. The approved project has to be built to the exact specification of the architectural plans. If changes are made to the plan then this will have to be re-approved by the local council.


Construction Licence – This licence is issued once a project has been approved.


Habitation Licence – This licence is issued when the construction is complete and the property has passed all the necessary inspections.

Financing Land – In Portugal the banks will only finance a plot or a piece of land once a project has been approved. In general the Portuguese banks will offer 80% of the total valuation of the plot and the cost of construction. Silver Coast -Bom Sucesso’s goes to FITUR Madrid

Tourism purpose development housing of Bom Sucesso is going to be presented in the FITUR (International Tourism Fair)


Bom Sucesso’s tourism resort is to be presented in the International Tourism Fair of Madrid (FITUR), credited as the third biggest fair of the international tourism sector, and is to take place from the 30th of January till the 3rd of February, 2008.
The promoter Acordo, on invitation of Tourism of Portugal, is going to occupy the space destined to Projects of National Interest at the stand representing Portugal. For this event were invited the 12 best PIN’s (Projects of National Interest) with the objective of presenting the future of the tourism sector in Portugal, essentially in case, through the big projects in development.

The participation in this event constitutes a huge step in regards of the internationalization strategy of the Bom Sucesso resort, being the Spanish market one of the preferential. Portugal finds-itself in the second position of the top preferred destinations of Spanish tourists, with 14% of share, being France the main destination of the Spaniards, with barely more 7% of share.

"Bom Sucesso has had an enthusiastic acceptance in Spain, where there is already registered over 150 clients. The unique architecture combined with the exclusive and innovative quality of the project are, naturally, the main reasons for the sales success, but the virtues of Portugal, and specially the Silver Coast (also known as the West region), are also factors that appeal in a very strong way to our clients", affirmed Antonio Silva Pereira, the accountable administrator of the Spanish market.

Vimeiro Matchplay 1808 - golf tournament


Golf Tournament scheduled to last eight months
In relation to the commemorations of the 200 years of the Battle of Vimeiro (1808-2008), the golf course of Vimeiro and the town council of Lourinhã are sponsoring the Vimeiro Matchplay 1808 golf tournament, which will have the projected duration of approximately eight months.

The reason behind the choice of this sport has to do with the own spirit of what was the Vimeiro Battle, where there will be a search, through 206 small "battles" (games between opponents), to determine a winner of the tournament, which end is scheduled for the 10th of August of 2008.

Next Saturday and Sunday, 26th and 27th of Janeiro, the first "battles" will be disputed, where the 96 potential opponents are going to initiate a journey that is lead them on to aspire the final victory.

"Such as in war, there are battles that are lost without that fact determining final defeat. That will be the Vimeiro Matchplay 1808 Golf Tournament way, where the loss of a confrontation does not mean the disillusion of not being able to conquer the big final day on the 10th of May", explains a press notice. Each competitor will be allowed to lose one of the games, being given a new opportunity of being able to turn out as the big winner in the end.

Obidos - 200 thousand visited the Christmas Village


Over 200 thousand visitors passed through Óbidos, for the second edition of the Óbidos Vila Natal (Christmas Village), exceeding all expectations.

From the 8th of December of 2007 until the 6th of January of 2008, the number of expected visits nearly duplicated. "Thus the enormous success of this initiative allusive to Christmas, promoted for the beautiful town of Óbidos is confirmed, with the support of the Espírito Santo Bank", relates a note of the autarchy press.

For 30 consecutive days, the picturesque streets of Óbidos where filled, with entire families absolutely amazed by the animation that took place. "Parents, children and grandparents lived memorable moments, which transformed Óbidos in to the centre of colour and joy".

The artificial snow was the main set/ event and surely one of the major innovations in relation to last year.
Several areas were specially prepared and animated: Santa Clause’s Village, Elf Land and the Igloo Maze, amongst others.
The goal was to recreate for the visitors all the childlike fantasy (kids and grownups alike), and this is why people of all ages rejoiced over the personal contact with, roughly, 110 animators, between Elves, Snow Dolls, Reindeers and, of course, Santa Clause…


The Óbidos Christmas Village event was also noticeable for two new areas, the ski track and the sled ramp, where the more adventurous could enjoy truly unique sensations.
These tracks, jointly with the indoor Ice ring, revealed themselves as the most popular spots of the event, having, this last, become the stage of the "acrobatics" of around 16 thousand people.


To the resemblance of last year, there was no lack of important social action, what naturally brought many smiles and true moments to some unprivileged children.


According to Telmo Faria, Mayor of Óbidos, this event served the purpose of incrementing economic "buzz" of the region and valorisation of the Historical Center, which continues to make Óbidos a living Heritage by performing solid educational and cultural work on Portuguese families and children.
The Mayor highlights that the winter period is no longer the dead season in Óbidos, as it used to be prior of the Vila Natal (Christmas Village) event.
"All of this was achieved with huge success. We achieved clear public objectives, with a noticeable financial performance. The event generated important incomes that have covered all the expenses without the need of any loan or any public support", referred still.

Nazare at Lisbon’s Tourism Stock Market

Nazaré will have its own proper stand at Lisbon’s Tourism Stock Market

The City Hall of the Nazaré will be, once again, present in the Tourism Stock Market of Lisbon, from the 16th till the 20th of January in the FIL, in Lisbon, with a proper stand and distribution of promotional merchandising.

As in previous years, the City Hall of the Nazaré will focus on promoting Nazaré as a "year round" destination, ideal for a one weekend or off season vacation.

To reach this purpose, it will strengthen the publicity of events as New Year’s Eve, the Carnival, or activities related with the nature tourism, associated to the rich culture and superb gastronomy of Nazaré.

Decorated with elements reminiscent of the local folklore, ethnography and sea culture, Nazaré’s stand will be located in Pavilion 1 - "Destination Portugal", dedicated to the representation of some national regions.

The Lisbon’s Tourism Stock Market will be for professionals only, on the 16th and 17th, opening doors to the general public on the18th through the 20th of January.

Still related to the LTSM, the National Association of Tourism Regions (ANRET), presided by Nazareth’s Miguel Sousinha will present on the 16th, a study on the evolution and development of Internal Tourism Flows in the past decade.

The importance of tourism for the Portuguese economy and the evolution trends are the basis of this study on the sector, its segmentation by type of accommodations, motivation of trip; most visited regions in Portugal, seasonality, among other subjects, will be under analysis.

Oeste - New Shopping Centre in Caldas da Rainha


New Shopping Centre in Caldas da Rainha will be called "Vivaci"

The FDO Group presented the new Shopping Centre project - "Vivaci" in Caldas da Rainha, construction should be concluded by autumn of next year.

Located in full heart of the city, in place of the old Lisbonense Hotel, this structure has the main purpose to provide modern and exciting new commerce, more suitable to the growing needs of the local and visiting population of the Silver Coast (Oeste), West region of Portugal.

With about 70 stores, between which a supermarket of great dimension, the Vivaci Shopping Centre of Caldas da Rainha will have five movie theatres and 14 restaurants, distributed along four commercial floors. The overall investment is around 34, 6 million euros and will allow the establishment of, approximately, one thousand jobs.

Portugal - Buying Guide Tax & Finance


It is important for those of you who will be purchasing a property in Portugal in the near furture to understand the buying process and the buying costs of the unique Portuguese system.

I would like to introduce myself as the resident FA (financial adviser). I have been living in Portugal fo the last 6 years and have been running a independant financial consultancy business in Portugal for the last 3 years supporting non-resident individuals and companies in rasing finance, providing fiscal representation and developing tax efficency structures.

The great team at MovePortugal have kindly let me put a simple but informative buying guide together for their prospective clients and allowing me to respond to your questions relating to tax & finance in Portugal.

STEP BY STEP
  1. Use a Portuguese licensed real estate like MovePortugal.com
  2. Obtain a fiscal number using a professional fiscal representation company.
  3. Find a regulated qualified lawyer

  4. Make a reservation offer to take the property off the market. This is normally non-refundable and made on the basis that a 'Promissory Contract' will be drawn up in the next 30 days.

  5. The lawyer will then collect all the house documents to check everything is in order and if you are applying for a Portuguese mortgage it is advisable that you get an offer from the bank before the Promissory Contract is made.
  6. Promissory Contract: this is drawn up by your lawyer and signed by the seller and the buyer. The conditions are negotiable, if you are taking finance I reccommend that the contract is made for 90 days until the deed of purchase.

  7. Provisional Registration: this is only made when a mortgage is being used for financing the purchase. This means that the bank will make their first legal charge on the property at the local notary.

  8. Property Transfer Tax (IMT): this tax is paid normally by the lawyer on your behalf a few days before the final deed.

  9. Final Deed: this is made at the local notary and the seller and buyer (or the lawyer with a power of attorney) are present along with a bank representative (only when there is a mortgage).
